It is being offered to me, supposedly in excellent condition.

I would guess a few hundred dollars to more. Old Cardboard says the 1932 Wheaties flip book is worth $220 in Vg condition, and other rarer Ruth flip books often sell above $500.

Richard, I should add that the Wheaties flip book I mentioned is probably the most common and perhaps the cheapest Ruth flip book from the 1930s and earlier.
