1925 DC Thomson Adventure & Vanguard Dixie Dean Rookie

I saw this 1925 Dixie Dean out of the Adventure and Vanguard comics and am wondering why this card is selling for so much? Is it really that rare? Is it due to the condition, which looks pretty good, but not amazing by any means. I understand that this is the only issue of Dixie Dean in 1925 that isn't a team photo, which pretty much makes this his only rookie card. Any knowledge on this topic is appreciated.
