I had to smile a bit when I saw the brass plate on the seats when I saw the name of Fred Jacobs. Fred was the staff carpenter for the Chicago Cubs when I worked with the team in the 80's. I had not thought about Ol'Freddy for years until seeing this.
Good luck with your sale as that seems like a very fair price with some great provenance with the Fred Jacobs plate
